Q I am purchasing an office and have been advised that there is a restriction on the title which prevents the property from being used for anything other than a single residential dwelling. What are my options?
A Your options will depend on whether or not you are using a mortgage to finance your purchase. If you do need a mortgage then the issue of the restriction may have to be reported to your lender. In these circumstances, your lender will probably require what is known as indemnity insurance, which protects you and the lender against this restriction being enforced.See the full content of this document
